Under ConstructionOpportunity: Occupier opportunities for the marine sector
Inland Homes was appointed Southampton City Council's development partner in December 2015 and construction of the former Southampton town depot, known as Chapel Riverside is now underway.
The 9 acre site is located on the western bank of the River Itchen, north of the Itchen Bridge. The Eastern Docks (Dock Gate 4), city centre and Ocean Village are close by.
Inland Homes are developing a comprehensive mixed-use riverside destination with 457 residential properties and improved public access to the waterfront via a riverside walkway.
The scheme will include a mix of heights and building types. The settings of both the Cross House and American Wharf near to Chapel Riverside will be improved as part of the proposed scheme, which also features a new square with cafes, restaurants and shops.
Plans for the transformation of the site include 300m of river flood defences, the reconstruction of a new underground surface water storage tank for Southern Water and full archaeological investigations of the former Chapel of the Holy Trinity, dating from before 1217AD, as well as a medieval mill and Saxon burial ground on the site.
In addition, 4,963 sq m (53,420 sq ft) of commercial floor space (use class B1) and 946 sq m (10,183 sq ft) of flexible retail space (use classes A1 / A2 / A3 / A4) takes advantage of the waterside setting and offers accommodation, particularly suited to companies within the marine sector, ranging from 46 sq m (500 sq ft) to 1,950 sq m (21,000 sq ft).
Timescales and construction can be brought forward to accommodate prospective tenants.
Lambert Smith Hampton are inviting those interested in the business space to open discussions to ensure that fit-for-purpose accommodation is designed and constructed to tailor around individual business needs.
